With the arrival of some sunny weather, it’s a great time to think about doing a little Spring home maintenance.  Travelers, our warranty provider, makes the following recommendations for spring upkeep:

  •  Clean and check sump
  • Check grades around house and fill in low areas
  • Check exterior caulking and re-caulk if necessary
  • Clean gutters and downspouts
  • Check roof for defects
  • Re-caulk showers and counter tops if necessary
  • Lubricate door hinges

Testing for Air Leakage

Add up all the cracks, gaps and other openings in your house and chances are the total air leakage area is about the size of a dart board.  That means you are spending a lot of cash heating the outdoors!

Each Sonbuilt home is tested for air leakage using a fan door test.  Our homes always test less than 1.5 air changes per hour. The average home built by most builders is 6.2!  By using an HRV (heat recovery ventilator), we keep fresh air circulating but not escaping through numerous cracks.

 

Garage Workspace

Has your garage become your workshop?

For many families the garage is a multipurpose area for vehicle parking, storage, and Saturday afternoon projects.  When we design your home, we will ensure your garage is designed and built in a way that is adequate for your needs.

  • We will ensure it’s heated if you wish.  Just in case a workbench is added in the future, we always place a couple of plugs above a workbench height to accommodate future benches.
  • If needed, we will place a charging electrical outlet for an electrical car in your garage.
  • As a standard practice, we install fluorescent lighting in garages to ensure adequate lighting in all areas. Our garages are insulated and fully finished.  We’ll even paint the floors if you wish!
  • We use T-12 or higher insulated steel garage doors delivering quality door construction and year round thermal efficiency. If we are aware in advance of your vehicle sizes, we will endeavor to design garage space to accommodate your vehicle needs.
  • We use a belt driven system for the garage door opener that is both quiet and smooth running so you don’t need to be concerned about noise if you have rooms positioned above your garage.
  • Our garage slabs slope a minimum of 3” to ensure water coming off your vehicle drains away quickly.

Building on a Solid Foundation

Achieving the best living environment starts with a solid foundation.

We use ICF (insulated concrete forms) to produce a more comfortable, quiet, and energy-efficient home than those built with traditional construction methods.  ICF is a must to reduce on-going heat loss.

Our foundations are waterproofed, not damp-proofed.  A waterproofed foundation will limit the potential for moisture to seep in through the foundation and fuel mold and mildew growth within interior finished basement walls.   We wrap our foundations with a tough, durable, and non toxic material to ensure water stays out of your basement.

 

A dry, solid foundation is the beginning of a comfortable home!
